Short answer: Rewires start from £4,750 including VAT for an empty 2-bed semi with a basic installation: a new consumer unit, standard white sockets and switches, pendant light points, testing and certificate. Making good (filling, plastering and decorating) isn’t included. Bigger homes, lived-in properties and extras like downlights or more sockets cost more, and your exact price is fixed in writing after a free survey.
Signs your house needs rewiring
- Old cable types: rubber, fabric or lead-covered cable, which breaks down with age
- An old fuse box with pull-out fuses and no RCD protection
- Sockets in skirting boards, or too few sockets, so everything runs off extension leads
- Brown or round-pin sockets, or switches that feel warm, crackle or flicker
- An EICR with C1 or C2 codes across several circuits
- A big renovation coming, like a new kitchen, extension or loft conversion, where walls are open anyway
One of these on its own doesn’t always mean a full rewire. An inspection tells you for sure. See our EICR service.
What affects the price
| Factor | Why it matters |
|---|---|
| Size of the property | More rooms means more circuits, cable and time. |
| Sockets, lights and extras | Our starting price is for standard white sockets and switches with pendant lights. Extra sockets, downlights, outside lights, data points and EV-ready supplies all add to it. |
| Empty or lived in | An empty house is quicker. Living in means working room by room and restoring power each day. |
| Floors and walls | Solid floors, stone walls and fitted kitchens take longer to get cables through than suspended timber floors. |
| Making good | Not included in our starting price. Filling chases can be added to your quote; plastering and decorating are separate trades. |
| Consumer unit | A new board is part of almost every full rewire. |
How a rewire runs
- Free survey. We walk every room with you and agree sockets, lights and extras, and check the board, earthing and supply.
- Fixed price and schedule. A written price and a day-by-day plan, so you know which rooms we’re in and when.
- First fix. Old cable out, new cable run under floors and chased into walls, every cable labelled.
- Plastering. If your quote includes it, or your plasterer comes in at this stage.
- Second fix. Sockets, switches, lights and the new consumer unit fitted.
- Testing and certificate. Every circuit tested, an Electrical Installation Certificate issued and building control notified.
Living in the house during a rewire
Most of our rewires are in lived-in homes. We work room by room and aim to have power back on at the end of each day where we can. Expect dust and some disruption: clearing rooms ahead of us speeds things up. If you’re between moves, rewiring before you move in is quicker, cleaner and usually cheaper.
Spreading the cost
A rewire is a big job to pay for in one go. You can spread it over 6, 9 or 12 months at 0% APR with a £99 deposit, subject to status. How 0% finance works.
