What the law asks of you

Private landlords in England have three main electrical duties. Miss them and the council can fine you up to £30,000.

  • EICR at least every five years, by a qualified electrician, with a copy to your tenants within 28 days
  • Remedial work within 28 days if the report is unsatisfactory, confirmed in writing to tenants and the council
  • Smoke alarms on every storey and a carbon monoxide alarm in any room with a fixed combustion appliance

We handle all three, keep the paperwork in order and remind you before anything is due.

One visit, everything covered

Book the EICR and we check the rest while we’re there, so you’re not paying for two visits.

  • EICR with a clear, prioritised report
  • Smoke and CO alarms checked and recorded
  • Written price for any remedial work
  • Certificates sent to you or your agent
  • Reminder before the next EICR is due

Landlord questions

How often does a rental property need an EICR?

In England, private landlords must have the electrical installation inspected and tested at least every five years, or sooner if the last report says so. The rules come from the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020.

Who needs a copy of the report?

Existing tenants within 28 days of the inspection, new tenants before they move in, and the local council within 7 days if it asks. We email the report to you, your agent or your tenants, whichever you prefer.

What happens if the EICR is unsatisfactory?

Remedial or further investigation work must be completed within 28 days, or sooner if the report says so, and you must confirm it in writing to your tenants and the council. We give you a written price for the work and issue the paperwork once it’s done.

What are the smoke and carbon monoxide alarm rules?

Rented homes need a smoke alarm on every storey used as living accommodation, and a carbon monoxide alarm in any room with a fixed combustion appliance such as a boiler or wood burner (gas cookers excluded). Alarms must be repaired or replaced once you’re told they’re faulty.

Do you work with letting agents?

Yes. We can take instructions from your agent, arrange access with tenants directly and send certificates to the agent for their records.

Can you do HMOs?

Yes. Licensed HMOs usually need a mains-wired, interlinked fire alarm system and often emergency lighting. We’re BAFE registered and install and service to the grade your fire risk assessment or licence asks for.
