How we test

Insulation resistance test: checking cables haven’t broken down.

Every circuit is tested with calibrated equipment and the readings are written into your report. This includes insulation resistance, to check cables haven’t degraded, and earth loop impedance, so a fault trips the circuit fast enough.

RCDs are trip-tested and bonding to gas and water is checked. Anything outside the limits is coded and explained in plain English.

EICR questions

What is an EICR?

An Electrical Installation Condition Report is a full inspection and test of the fixed wiring in a property: the consumer unit, circuits, sockets, switches and fittings. It records anything unsafe or not up to current standards and gives the installation an overall rating of satisfactory or unsatisfactory.

Do landlords need an EICR?

Yes. In England, private landlords must have the electrical installation inspected and tested at least every five years, give a copy of the report to tenants, and fix any C1, C2 or FI items within 28 days, or sooner if the report says so.

How often should a home be tested?

The usual recommendation is every 10 years for an owner-occupied home, every 5 years for rented property, and when you buy a house. Commercial premises are typically every 5 years, or sooner depending on use.

What do C1, C2, C3 and FI mean?

C1 means danger present and needs fixing immediately. C2 is potentially dangerous and needs urgent work. FI means further investigation is needed. C3 is an improvement recommended but not required. Any C1, C2 or FI makes the report unsatisfactory.

How long does an EICR take?

A typical house takes a few hours. Larger homes, HMOs and commercial premises take longer. The power is off for parts of the test, and we tell you before we isolate anything.

Can you fix what the report finds?

Yes. We give you a written price for any remedial work, and once it’s done we issue the paperwork you need to show the issues have been put right.
